It is always wise to check the monthly outgoings and understand what is and what is not included in the rent, for instance the local council tax and other charges, perhaps a ground rent or service charges, and if there is a ground rent and/or service charge ascertain what is being paid for and how it impacts on your residence there.

Is the property furnished or unfurnished and if it is furnished, find out what fair wear and tear constitutes and if there is a deposit to pay and how much is likely to be deducted for damages if they occur – this can be a bit if a grey area and needs to be set down in stone so to speak so there is no misunderstanding at a later date.
